and describe some of the rule changes for subdivisions and developers.

The updated rules, Administrative Code, will become
effective on December 13, 2025. You may access the updated rules and all the DRE rules on the Arizona Secretary of State website.

On December 13th, you will find the full DRE Administrative Code as part of the Arizona Department of Real Estate online Lawbook on the Arizona Department of Real Estate Website.

The new rules become effective on December 13, 2025. They will be integrated into the online Arizona Real Estate Lawbook on December 13th and may be found at the Department’s website.

The Department Administrative Code (the rules) have not been updated in 20 years. December 13, 2025 is the effective date for the updated rules.

While the concept of trust accounting has been around for a long time in the west, it seems every 10 years or so new people enter the business ignorant of the most basic concepts.

Trust accounting establishes a trust relationship between the brokerage and the client. It doesn’t matter if the trust account is part of a property management arrangement or the broker maintains a trust account for the sales clients he services.

The trustee of someone else’s funds and assets has not only a fiduciary duty to the client, but also the duties of a trustee to the client.

The best way to do that is to only sign in agreement to contracts that are clear, precise and easily understood. Making sure terms of the contract not only what happens when the transaction goes well, but also what happens if things don’t go well is crucial to all.

Arizona Registrar of Contractors

The Arizona Registrar of Contractors, frequently referred to
as the ROC, was established in 1931. Its duties are to license and regulate
residential and commercial contractors.

Tom Cole is the Director of the ROC and joins us today to discuss what the Registrar of Contractors does and why it is so important to the health and safety of people in Arizona.
